How long will the inspection take?
A typical inspection of a single family home will take about two and half hours. Some inspections will take longer if the inspector can walk the roof to inspect its covering, the flashings and chimney(s).
Most town home inspections take two hours and include a review of the building exterior even if it's the responsibility of the Owner's Association.
Condominiums without a garage usually take between a hour and a half and two hours.
Should I (we) attend the inspection?
Most definitely.
Foresight Home Inspection will make every attempt to perform the inspection around YOUR schedule so that you may attend. We want you to be able to see first hand the conditions about which we are reporting.
When you are present we can point out defects and explain maintenance procedures.
If a picture is worth a thousand words, the real life experience should be worth a couple of million.
How much will the inspection cost?
A question that every one wants to know.
Foresight Home Inspection LLC charges $315.00 for an average sized house (up to 2900 square feet).
A townhouse with an attached garage is $280.00 and a condominium is $240.00.

If there are additional furnaces, air conditioning units, hot water heaters or a crawl space with a low ceiling or extended travel times there may be an additional charge.

What's inspected?
We perform all inspections in strict accordance with the American Society of Home Inspectors (ASHI) Standards of Practice which also includes the ASHI Code of Ethics.

What type of report do you produce?
You will receive a bound computer printed report with pictures of the defective items and any potential safety hazards. The report also will include maintenance do's and don'ts and if you prefer, a guide to repair and replacement costs and also a guide to remodeling costs.
The report can be both emailed to you and delivered via the US Mail. A Summary Inspection report will also be sent to your Realtor and your Attorney. The report is also produced on a CD for storage purposes.
What if the inspection uncovers problems?
No house is going to be perfect, in fact all houses begin deteriorating from the day they are completed. The Foresight Inspection Report will tell you the condition of the house and if any repairs are needed.
It's up to you to decide how the problems that are uncovered will affect your decision to purchase.
Your Realtor and your attorney can help you with this decision and may negotiate with the seller to obtain a lower price, more favorable contract terms or have the defective conditions repaired.
In the end the decision remains with you. The Foresight Home Inspection will have given you more knowledge and information to make an informed decision and negotiation.
