How long will the inspection take?
A typical inspection of a single family home will take about four hours. Some inspections will take longer if the inspector can walk the roof to inspect its covering, materials, flashings, and chimney(s). Most town home inspections take two and half hours and include a review of the building exterior even if it's the responsibility of the Owner's Association. Condominiums without a garage usually take two hours.
Should I (we) attend the inspection?
Most definitely, plan to attend, although you don't have to stay for the entire time. Foresight Home Inspection will make every attempt to perform the inspection around YOUR schedule so that you may attend. We want you to be able to see, first-hand, the conditions about which we are reporting. When you are present we can point out defects and explain maintenance procedures. If a picture is worth a thousand words, the real life experience should be worth a couple of million.
How much will the inspection cost?
This is information everyone wants to know. The price structure that will be quoted by Foresight Home Inspection, LLC depends on what kind of dwelling is being inspected. If there are additional furnaces, air conditioning units, hot water heaters or a crawl space with a low ceiling, or extended travel times, there may be an additional charge. Prices subject to change with notice.

What's inspected?
We perform all inspections in strict accordance with the American Society of Home Inspectors (ASHI) Standards of Practice which also includes the ASHI Code of Ethics. If you would like a copy of the Standards of Practice, please contact us and we will be happy to provide a copy via email, fax or U.S. Mail.
What type of report do you produce?
You will receive a bound computer printed report with pictures of any defective items and potential safety hazards. The report will be both emailed to you and delivered via the US Mail. A summary inspection report will also be sent to your realtor and your attorney.
What if the inspection uncovers problems?
No house is going to be perfect; in fact all houses begin deteriorating from the day they are completed. The Foresight Inspection Report will tell you the condition of the house and if any repairs are needed. It's up to you to decide how the problems, that are uncovered, will affect your decision to purchase. Your realtor and attorney can help you with this decision. You may be able to negotiate with the seller to obtain a lower price, more favorable contract terms or have the defective conditions repaired. In the end, the decision remains yours. The Foresight Home Inspection report will have given you the knowledge and information to make an informed decision.
